Coming in as the low bid, MGT was immediately tasked with value-engineering the project to reduce costs by 25%. Working with the architect, engineers, and developers MGT was able to meet that challenge. Even with the associated delays to the schedule, MGT was able to deliver the project timely receiving a certificate of occupancy just two months after trade permits were received.
The interior construction for this cutting edge office space included demolition, hazardous materials abatement, and the addition of three separate mezzanine levels. The exterior renovation included the building shell, which included restoration of massive historic steel windows, two parking lots and restoration of the existing smoke stack.
Additionally, this project was honored as the Greater Richmond Association of Commercial Real Estate “Project of the Year” for Best Historical Renovation, and a Project of the Year nominee for Best Interior Renovation.
