Located in Richmond’s Shockoe Bottom district, the Smokehouse Lofts represent one of the more difficult buildings MGT has rehabbed. The existing wood building was vacant for years prior to its purchase and development and during that period the structure absorbed significant water damage as result of natural decay and being in the middle of Richmond’s flood plane. Prior to construction, the floors (which were jacked up as part of the renovation) sagged nearly 8”, the exterior walls were nearly 5” out of level, the wood beams and joists had begun to rot, and the roof had started to collapse.
The renovation to 28 one- and two-bedroom units with 5,000 sq ft of retail space, took 6 months from permit issuance.
